
One Design Project has designed and delivered five residences at Lodha Fiorenza, Goregaon East. Each was completed turnkey — concept, drawings, procurement, joinery, site execution and handover under one team, with one point of contact from start to finish.
Five homes in one tower is not five separate projects.
It is the same building learned five times over: the society's rules, the service lift windows, the material movement timings, the shafts, the slab, the building management. A studio entering Fiorenza for the first time spends its opening weeks discovering all of that at the client's expense. We start past it.
That is also why it keeps happening. Nobody commissions interiors in their own building on the strength of a brochure. They commission it because they watched a neighbour's project run for months without becoming their problem — no dust in the common corridor, no arguments at the gate, no half-finished flat sitting open for a year.
Designing around the Aarey view
Lodha Fiorenza sits off the Western Express Highway near Nirlon Compound, and its towers look out over Aarey — close to 4,000 acres of green in the middle of Mumbai. That outlook is why most people buy here, and it decided how we approached every one of these homes.
Where an apartment has a genuine view, the interior's job is to stay out of its way. Restrained material palettes rather than competing statements. Clear sightlines from the entrance through the living and dining. Lighting layered to work alongside daylight through the day and take over cleanly after dark, instead of flattening the room the moment it is switched on.
The building carries its own design pedigree, with common areas and lobbies by Jade Jagger for Yoo. A home here arrives with an expectation already set by the lobby a resident walks through every day. The apartment has to hold its own against that without becoming an imitation of it.
What turnkey actually means here
Full-height wardrobes and bedroom storage in marine and MR-grade ply. Cove-lit false ceilings through the living and dining. Modular kitchens with Hettich, Hafele and Enox hardware. Asian Paints Royale on walls, Polycab wiring, GM switches. Bespoke television and display units built to the room rather than bought to fit it.
The specification is fixed at the start and it does not drift. Items billed as-per-actual are billed at actual, with no margin added on top — a client at Fiorenza pays for what was agreed on day one.
Design, procurement, joinery, supervision and handover sit with the same team, so nothing falls into the gap between a designer's drawing and a contractor's interpretation. There is no gap. It is one number to call and one party answerable for the outcome.
